Property-tax estimates now apply Japan's residential-land special (住宅用地特例), and the land-acquisition notices in your analysis describe who files, when, and that nothing needs government approval. Maisoku flyers carry seismic information and REINS advertising-consent records, rental analyses for single-occupancy units consider single seniors as a tenant segment with the risk priced and mitigated, and every property page gains a one-click walk to the nearest station.
August 2026: Verified figures, statutory acquisition costs, and analyses fully in your language
Every analysis now passes through a validation layer before it reaches you: currency conversions are re-derived from the authoritative rate, yields are reconciled across the narrative, the tables and the PDF, and acquisition costs are computed from Japan's statutory schedules for your property's actual price. Analyses render completely in your chosen language, a new section sets out what the analysis could not determine and which licensed professional to ask, and condominiums in Japan's major developer brand series are recognized by name.
July 2026: Earthquake risk built in, a one-step trial, and the market map goes GA
Every property now carries an official earthquake-hazard rating from J-SHIS: on the property page, on the map, and inside the AI analysis, paired with the building's seismic standard. The Market Intelligence map left beta with municipality-level drill-down, starting a free trial no longer requires a checkout step, and a new Ryokan analysis type models full 365-day hotel operation.
June 2026: Demand-driver intelligence, an analysis that reasons like a local, and one-click install
The AI analysis now reads the institutions around a property as rental-demand signals (universities tagged with their student enrollment, hospitals with their bed count, research clusters as a category of their own), all on a rebuilt open-data amenity layer. We also hardened the Investor Fit Score around your strategy, made maps honest about approximate addresses, and put the browser extension on the Chrome Web Store.

We retired the one-size-fits-all A–F grade for a personalized Investor Fit Score, added a prefecture market map, brought in commercial cap-rate signals and government land-appraisal data, and put station ridership on the map.
